  • Overview

    The Director of Project Development and Construction plans construction projects and oversees the progress from conception to completion. Reviews all onsite and offsite construction projects to monitor budget, schedule and quality considerations, as well as compliance with code standards and safety regulations.

    8:00am-5:00pm, Monday-Friday

    Responsibilities


    • Work with project managers, superintendents and foremen to plan, organize and direct activities on all building and renovation projects.

    • Establish project objectives, policies, procedures and performance standards within boundaries of company policy and contract specifications. Confer with supervisors and foremen to discuss such matters as work procedures, complaints and construction problems.

    • Initiate and maintain a communication with outside contractors and all municipal contacts to facilitate project activities.

    • Monitor and control project and provide administrative direction to on-site foremen and craftsmen to ensure project is completed on schedule, within budget, and to quality standards.

    • Investigate potentially serious safety situations and implement corrective measures.

    • Represent company in project meetings and attend strategy and design meetings on proposal projects.

    • Work with GSC Controller, COO and others, to manage financial aspects of contracts to be the best steward of all GSC resources.

    • May requisition supplies and materials to complete project.

    • Interpret and explain design drawings, specifications and contract terms to administrative staff, workers and clients.

    • Generate reporting as needed to update team on work progress, costs and scheduling.

    • Work with Maintenance staff and others to assign workers to in-house construction projects, for work on specified projects.

    • Coordinate and direct construction workers and subcontractors

    • Select tools, materials and equipment and track inventory

    • Track contractual conditions of performance and correct as needed

    • Review the work progress on daily basis

    • Prepare internal and external reports pertaining to job status

    • Detailed planning and scheduling to prevent problems and resolve emerging issues

    • Negotiate terms of agreements, draft contracts and oversee securing of permits and licenses

    • Analyze, manage and mitigate risks

    • Ensure quality construction standards and the use of proper construction techniques

    • Apply lean practices to construction and renovation work where possible

    Qualifications

    Job Skills



    • Analytical Skills: Proven planning for large-scale, multi-step projects.

    • Decision Making: Experience with critical-path scheduling, evaluating constructability, selection of subcontractors, materials, and finishes, and installation best practices.

    • Leadership & Management Skills: Extensive leadership experience with proven results in leading and managing individuals, project teams and general staff.

    • Communication: Excellent writing and speaking skills for communicating with employees, contractors, subcontractors, as well as procuring materials, writing reports, and updating in-house leadership on progress.

    • Technical Skills: Thorough knowledge of construction methodologies, understanding and explaining design drawings and interpreting specifications and regulations.

    • Time-Management: Familiarity with and ability to use common scheduling tools like Gantt charts and critical path method scheduling.


    Job Qualifications



    • Extensive background in the construction field, including 5 years as a project manager, contractor, carpenter, mason, or other trade is expected.

    • BS degree in construction management, architecture, engineering or related field, preferred

    • Proven work experience in construction management, on projects from several thousand dollars to several million plus.

    • Advanced knowledge of construction management processes, means and methods

    • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards

    • Understanding of all facets of the construction process from concept to design to completion and turnover

    • Familiarity with construction management software packages


    Physical Demands



    • This job occasionally requires you to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
